🝔 Pool is open 12 months out of year for swimming or cold plunging, and heated MOST of the year (March 1-Dec 31st),
IF outside temps don't drop too low for extended periods of time. If air temps are at 40 degrees or below continuously and /or for consecutive nights, the pool heater will not be able to keep pool temps up, so heater is turned off temporarily. Pool heater automatically turns off at 40 or below. If cold weather is expected for extended periods , we turn pool heater off because it would not work anyway. If pool heater is on and there is a heavy rain, the water temps will drop until heater can catch up. We can not guarantee pool will be at ideal temperature., but strive to keep it at 85ish. If you do a last minute booking, the pool will not have ample time to heat up in late fall through Jan. If you book close to the checkin date, you can ask what what the chances are! In hottest part of summer, the heater is off because its plenty warm and most guests request it to be turned off.
☆☆Cancellation Policy☆☆
🝔 Direct bookings , you will receive a full refund of the nightly rate, less 8%c/c fees if you cancel at least 14 days before start of stay. Bookings cancelled at least 7 or less days before the reservation date will receive a 50% refund less 8% c/c fee charges. (full days prior to listing’s local check-in).
🝔Vrbo- you will receive a full refund of the nightly if you cancel at least 14 days before start of stay. Bookings cancelled at least 7 or less days before the reservation date will receive a 50% refund less 8% c/c fee charges. (full days prior to listing’s local check-in).
🝔For Airbnb-Moderate Guests can cancel until 5 days before check-in for a full refund, and you won’t be paid
If they cancel after that, you’ll be paid for each night they stay, plus 1 additional night, plus 50% for all unspent nights

Designed for entertaining, the living room is as comfortable as it is fun, and gives everyone a chance to claim a favorite spot. Bursting with color, it is complete with two bright couches and four oversized arm chairs. There is a wall-mounted flat-screen television with access to Netflix, local cable, so you can host a movie night. The floor plan allows each room to flow easily into the next.
The modern and well-stocked kitchen has plenty of counter space, and enough dishes, cookware etc, to prepare a quick snacks or full holiday meals. In addition to the standard kitchen appliances, you’ll also find a crockpot, waffle iron, blender, and an electric skillet, plus gas grill outside.
Show off your cocktail skills, or take turns making your favorites at the bar with everything you need including pitchers, shakers, stirrers, really nice glassware and even bitters. In the morning, enjoy your a "cup of Joe" or tea at the coffee station, complete with two coffee makers, ground coffee, tea bags, non-dairy dry creamer, sugar, and sugar substitute. Munch on snacks , play games and have drinks at the 6 top bar height table in the sun-filled corner of the kitchen. It's also even a great spot for you to catch up to work away from home.. while on vacation! Between the large dining table and the 6 top bar table, there will not be a shortage of places to eat or set out buffet.
☆☆ Outside chill and play space ☆☆
The back yard is a huge hit for guests and is all yours to enjoy. Bring the family together for some fun in the sun in the fully fenced private backyard with lots of sitting options to choose from. Start the day with your coffee in the hot tub, then take a dip in the all year heated swimming pool . (see disclosure) or lay back in one of the loungers for a nap or to soak up the sun. When it’s lunchtime, fire up the barbecue and enjoy lunch under the shady cabana or on the picnic table. The cozy sectional under the pergola in the shade make it a great place to watch the pool activities or keep an eye on the the kids. Note that the pool is heated March through Dec 31st, unless outside temps drop to 40 or below for more than 2 days. Feel free to use it in the winter for a "cold plunge", and then a steamy soak in the hot tub. Watch the kids play tether ball, or the toddlers play with the tonka trucks or large lego blocks. Our goal with our homes is to keep the kids busy so the parents can relax for a change. So grab a comfy seat in the shade and read your favorite book! After a day of exploring Fredericksburg, soak in the 8-person hot tub, or grab a book or simply lounge on the ultra-comfortable outdoor furniture under the stars . As the sun goes down, gather everyone around the firepit or play horse shoes in the "lit" horse shoe pits. Kids and adults will find hours of entertainment here.

The family /rec room (a converted garage)/bedroom is furnished with retro furniture and is the perfect room for sports games, or movie night ! Parents can enjoy some peace and quiet if they let the kids take over this rec room because the noise is away from the rest of the house . Its set up with toys, games, a fireplace and even costumes, hats and accessories make for fun photos! There is also a queen fold out super comfy bed plus another queen bed and is toasty warm in the winter and nice and cool in the summer.

Every bedroom in this home is furnished with comfortable mattresses and high-end sheets for a peaceful night’s sleep.
#1 The master bedroom has a King size bed, a twin bed, and a private bathroom. 🝔 Ceiling fan
#2 The second bedroom has a similar setup with a King and a twin bed , no private bathroom but use of either 1/2 bath or full bath in hall way.🝔 Ceiling fan
#3 The third bedroom is a bright and colorful space with a Queen size bed, colorful accent pieces, and fun light fixtures. Use of full hallway bathrooms.
#4 The garage has been turned into a rec room/ bedroom . This colorful room has a pull-out sofa, a queen size bed, and a Television, games and toys, dress-up and more. 🝔 Ceiling fan

Our home is ideally located in the heart of Fredericksburg and only 12 blocks to Main Street. But, there are many good options to explore the town!
Take the hop-on hop-off the 290 Saturday Wine Shuttle to the local wineries or rent a limo from the many wine tour companies
Rent a bike or scooter for the day and explore town
If you’re doing wine tasting, we recommend calling a Uber or enjoy the beautiful Fredericksburg scenery on the walk back to the home!
